#9 - Decoplage overlay district consider amending the comprehensive plan and land development regulations (ldrs) to establish an overlay district to authorize a limited floor area bonus incentive not to exceed 12,000 square feet for certain oceanfront properties located in the rm-3 district along collins avenue in south beach which are legally nonconforming as to floor area, to encourage the development of certain accessory commercial uses not to exceed 25 feet in height to enhance residential amenities on such properties, and to enhance the overall appearance of the public areas.
